Purchasing pre and foreclosures

Anybody here have experience purchasing pre-foreclosures and foreclosures? I have been looking at some auctions coming up as well as some pre foreclosure list just wanted to see if any of you guys have experience and/or tips. I am actually in real estate, but not in the residential world. I sell raw land, such as as properties timber tracks and recreational properties. I have done the research and talk to some folks that are successful at it just wanted to see if anyone here had anything to add, thanks in advance.

The only advice I can add is make sure the mechanicals and roof are in good shape. My brother flipped houses for a bit and those are generally gonna be the biggest expenses.
