this is a fantastic market to buy/sell a house right now. at least where I live

bought a new construction house seven years ago this June for $187K, currently owe $146K. listed for $249.9K. less than 24 hours it had 4 tours setup and the first person who toured made an offer before the other 3 could visit. $248K, they pay closing costs, we include the 7-year-old basic washer/dryer and throw in a $675 home warranty. that was Friday morning to Friday night.

house we liked was put on the market Friday afternoon, we toured it first thing Saturday. made an offer and gave them until that evening to decide, they accepted within a couple of hours. list was $274,900. we offered full price but they pay for the first $2,250 of closing (we expect closing costs to be about $4k total), we have a 13 month home warranty, and they leave their washer and dryer (a $2,500 Bosch set)

we close on both houses on March 27th, our rate is 3.25 on a 30-year conventional, we are putting 20% down.

if you are thinking about selling/buying a house now is the time. rates are crazy low, houses are selling quickly

Same. Got locked in at 3.25% on a 30 year.
It's a gut though - ripping it all apart, removing walls. Can't wait to get done.

I'm fortunate though - bought this "new" place without having to sell the home we're in right now. I've lived through one remodel where I was living in the house while I was doing the reno. That sucked.

that is our old house that sold. I know it is smaller than most guest house/pool house of the average poster here but we loved it but were ready to move on from the construction/cookie-cutter neighborhoods and into something nicer
That house would go for over 500,000 around here.
My house is not even close to that size and it is now going for twice what I paid for it 10 years ago. I bought at the height of the market crash. My neighbors pay close to double for rent then I pay for my mortgage.

My house is not even close to that size and it is now going for twice what I paid for it 10 years ago. I bought at the height of the market crash. My neighbors pay close to double for rent then I pay for my mortgage.
Move to Cali. That house is going for over a million. Fucken nice house too

Yeah, the price difference between places can be shocking. The new house is a few hundred square feet larger but there were some that were 3,500+ in our price range. Just didn't like the houses.

first house I bought I was 23 and was just under 1,300 sq ft. loved that house, was cozy
bought my first home at 24, on a GI Bill loan. 1350 sq ft, roommates were tied in to the local music scene...we called it the Sin Bin.

good times up in there...goooooood times.

We got a similar win too.

We bought at the height of the Brexit uncertainty. It was literally only 2 1/2 months ago. We had to move then as we were expecting our second child in early Jan. It seems we could sell it for an extra 10 to 15k now than what we bought it for. Not that we would.

It's our first house and we are literally paying half of what we used to pay rent.

I love our Brexit house.
