Guys that know about land, please let me know your thoughts. A guy is selling a lot, I'll give you his exact description of it:

Lot South of Danbury Tx near brazos River 7145 sq ft. $5150 cash. Or $450 M till $7500 pd rent to own. no well. No septic. Electric pole across drive but no meter yet. Lots of trees lot. 270 Black Bass Dr. Ad posted from kemah tx . Lot not in kemah. Camper allowed but would need to find out legal for septic or outhouse. Deed in hand or rental agreement made.


So, its $5150 for a 7145 square foot lot, that is under $1 a square foot, and is CHEAP. Went to look at it today, and wholly FUK I got eaten up by mosquitos. I've never seen, heard or felt so many bugs in my life. I look down and 5 mosquitoes are on the fronts of each of my legs, several more on the backs. Some giant must have been HUGE flies kept buzzing around my ears and I could not make them go away no matter how many times I swatted at them. It was MISERABLE. But if I had some OFF on me they might have all left me alone I guess...

But, it is VERY close to some river (he says Brazos river, but I doubt that, maybe its a tributary to the Brazos river or some shit). Like a 37 second walk to it. Could be some good fishing in there, if I could brave the mosquitos.

Anyways, I was thinking about getting it, given how cheap it is, and that is only 40 mins from my house. Even if I don't ever do anything out there. and just sell it later. Can't it only go up over time? I mean as a practical matter - I doubt it can go much lower than $5150 lol. I got millions in stocks so really need to start diversifying. Is buying up lots of little properties at bargain prices a good thing to do?

And given that there is no septic or electricity out there yet, if I DID want to build a mini-house or some shit out there, is that something I can get if I talk to the city/county our there? Should they be able to set it up for a reasonable price?

5150 is the police code for someone going crazy.
That price isn't a coincidence.

Septics are regulated by the county so if you are serious about this I'd contact them about the types they allow. They can easily run $30k. If electricty is available across the street it shouldn't be too much to tie into. Maybe $5k depending on pole to term distance.

The only positives I see here is that it is near the beach. You will probably get the plethora of mosquito diseases tho.

it's a good place to build memories with the family but if you don't really like them buy it and never tell them, use it as a getaway ;)

Before you buy it find out if it is in a flood zone. If it is the property could be under water 6 months out of the year also make it more of a challenge finding dry ground

It’s not over complicated just poke around it’s all on the town/state websites

land is always a good investment, esp if you sit on it for a bit or leave it to your kids in your will

From a 1000000ft view – beyond paying for the land you have taxes and tax rates for your land all depend on a few things, how your land is categorized is one, sq ft of building…..

Land no buildings/power/well/septic =TAX$$

Land used as a “camp” still no buildings/no power/no well/no septic but you use an outhouse =TAX$$$$

Land used as a “camp” you bring in a big ass RV/have power run to the property/install well/no septic installed but you have an approved septic design in hand and still use the dreaded outhouse =TAX$$$$$$$

Land used as a “camp” you build a “cottage” (a building not on a concrete foundation or slab)/have power run to the property/install well/no septic installed but you have an approved septic design in hand and still use the dreaded outhouse =TAX$$$$$$$$$

Land used to build a house/s on concrete foundations with full power/well, septic/leech field with maybe a detached garage/barn that is not seasonal dwelling and can be occupied year round =TAX$$$$$$$$$$$$$$$$$$$$

If you buy it use it keep it simple, go in with a chain saw open up the canopy so the sun can dry out all the moisture (help decrease the bugs) keep some of the wood for campfires all year round, clear out a nice chunk of flat high ground to build a camp on, build a nice big fire pit then enjoy it. Leave it to your kids or donate it to someone's cat

UPDATE GUYS - there is actually another lot there for $5000 for sale, then ANOTHER one that is 60'x120' and that actually touches the bayou!!! They are asking $20k for that one. $20k for 7,200 square feet that literally borders (the 60' side) a bayou with tons of water and, apparently, great fishing? Seems like a STEAL. I think I should probably get all 3 they are so close to one another. Have a lot of land in the area.

Further thoughts??!!

Thank you Russ!!! I'm pretty sure it is in a flood zones, apparently there are houses on stilts there. Its literally right on a bayou with lots of water, so I know when it rains heavy that bayou is going to go over its banks... But I don't mind building on stilts... when the time comes!

I imagine building a giant greenhouse (completely enclosed, to keep out the bugs) right next to the bayou. All the water I need for my plants and trees is 10 feet away, and all for free!!! I could also store some of my growing number of motorcycles there. This just seems like a win-win.

it sounds nice, just do your homework bud when it comes to the property esp if you need financing from the bank they want shit insured and insurance is fickle if emergency service like the fire dept can't get to the place also every state is different im just going by NH

some of those bayou "cabins" built on stilts can be just like a typical house, depends on what you can afford. itd be damn nice to drop a fishing line right off the front porch or pull a boat right up to your own slip hell yeah

a few years back my brother started with 2 acers and a small rv on the property right at the base of a mountain ... nice little place. maybe 1/2 an acer is flood zone as a river runs through part of the property, it does flood as soon as the snow thaws and the spring rains hit, up maybe 4 to 5' but by mid summer its dry as a bone
now he's up to 25 acers (all abutting property available over time) 2bdrm cabin on a concert foundation, septic/leach field/well 100% off grid with solar and a generator for any 220volt needs

he's spent some cash no doubt but it's been over time, lots of trees were dropped cut split, stumps pulled, family friends always up there chilling or working on something to help him out
he has apple/peach trees, huge veg garden and a 20x20green house, 2 shooting ranges close distance and another out to 100 yards, snowmobiling all the way up into canada, ice fishing, skiing, snowshoeing, moose/deer/bear/turkey hunting in the fall winter atv/kayaking/swimming/fishing/hiking in the spring summer

he and his wife are retired now they have 2 boys who are in their early 30's. they planned this out a long time ago now get to enjoy their lives, the boys will get it passed onto them

them buying the property provided a long term investment for their family that can be enjoyed for generations or sold for some good money any time as well as providing a shit load of priceless good times and memories with family and friends
