When I bought my first house someone threw us a housewarming party. Mostly it was the typical stuff but a few, smarter, people got me a shovel, rake, socket and screwdriver set, etc. No one got me a plunger and that would have been sweet. She is closing right now, very proud of her. Now let's see how much shit she asks me to do, wants to replace the roof with metal and build a new deck on the back. I have a feeling I am going to get roped into it.

Maine rulesShould have come to Maine! At least the good part north of Portland.
I will have to mention that to her and look at the documents further, it's through Maine State Housing, thanks for the heads up!The grant doesnt have to be repaid unless I sell the house or refinance it.
And you 100% love it. I have a feeling I am going to get roped into it.
Same, she could only get a 20 year note on it, interest is 6.25 I believe. What we were up against was the bank doesn't loan on a manufactured home that is older than 20 years. It turned 20 on 12/31/24. So it was a push to get everything in for the loan approval before that date.Any time you have a manufactured home its a tougher loan to get done. Lots of cya. Then its rural, so what do you compare it to. Another underwriting challenge.
Glad she got it done. Feels good owning your own place.
Trying to get insurance on our house was a pain in the balls.Manufactured, berms, geodesic domes, a-frames, anything non-standard or prebuilt in some way is always going to be a pain. Weird special rules, etc.
