Guys that know about land, please let me know your thoughts. A guy is selling a lot, I'll give you his exact description of it:
Lot South of Danbury Tx near brazos River 7145 sq ft. $5150 cash. Or $450 M till $7500 pd rent to own. no well. No septic. Electric pole across drive but no meter yet. Lots of trees lot. 270 Black Bass Dr. Ad posted from kemah tx . Lot not in kemah. Camper allowed but would need to find out legal for septic or outhouse. Deed in hand or rental agreement made.
So, its $5150 for a 7145 square foot lot, that is under $1 a square foot, and is CHEAP. Went to look at it today, and wholly FUK I got eaten up by mosquitos. I've never seen, heard or felt so many bugs in my life. I look down and 5 mosquitoes are on the fronts of each of my legs, several more on the backs. Some giant must have been HUGE flies kept buzzing around my ears and I could not make them go away no matter how many times I swatted at them. It was MISERABLE. But if I had some OFF on me they might have all left me alone I guess...
But, it is VERY close to some river (he says Brazos river, but I doubt that, maybe its a tributary to the Brazos river or some shit). Like a 37 second walk to it. Could be some good fishing in there, if I could brave the mosquitos.
Anyways, I was thinking about getting it, given how cheap it is, and that is only 40 mins from my house. Even if I don't ever do anything out there. and just sell it later. Can't it only go up over time? I mean as a practical matter - I doubt it can go much lower than $5150 lol. I got millions in stocks so really need to start diversifying. Is buying up lots of little properties at bargain prices a good thing to do?
And given that there is no septic or electricity out there yet, if I DID want to build a mini-house or some shit out there, is that something I can get if I talk to the city/county our there? Should they be able to set it up for a reasonable price?
