We put our first offer a couple weeks ago. After a brief negotiation and the seller accepting, we’ve had the inspection and tomorrow is the appraisal. I’ve just about gone bald from stress in a short two weeks.
So you are just getting a starter home to get the yacht cozy...We made an offer, accepted, closing set for 60 days out (our request for timing)....and a pipe broke during the freezing temps.
All covered under insurance and was repaired wonderfully. House has stained concrete and the contractor was just taking the insurance for a total ride. Redid the entire master suite and polished and sealed the entire house floors, even though water damage was isolated to master suite bath and closet.
So worked out in the end....but that delayed the appraisal, missed the original closing, had to pay a small fee to maintain my low rate for one more week (new rates going up up up) etc.
It wouldn't have been so bad except I really wanted the house and the seller was a real prick throughout a process that many would have walked away from.
I hate home shopping and buying lol.

Good advice- this particular house needs a re-done kitchen. Everything else is really up to date, or restored mid-century modern.Good luck man!

Buy a good plunger, a smart thermostat, and some good beer.
Wait and do everything else slowly. You'll be tempted to just outfit the whole house. Don't do it. Do it slowly!
